Upon arrival meet with customer and he said that unit has been doing a banging noise. Tried to turn on the ac but I didn’t turn on . The board was getting power but it wasn’t sending power . Board is bad . Also the fan shaft was rusted and dust in the bottom which caused unit to have that noise. Unit is 8 yrs old out of warranty and recommend for replacement . Customer want a quote for board replacement and a quote for a new unit . Need to send a comfort advisor tomorrow at 12-1 pm
Condenser breaker was loose They were working on the roof and someone may have touched the breakers.
Customer complained that unit wasn’t coming on at all. Checked the float switch and was full of water . Cleaned drain line and installed IFLO and kicked on the unit. After kicking on the unit and taking DT reading I had a 12 F DT checked the pressures and subcooling was 4 degree and superheat was 30F which means unit is low on Freon. Checked for leak and found leak on evaporation coil. Unit is nearly 10 years old and recommend for replacement. Customer agreed to add Freon today and get a quote for a new unit.
Warranty New contactor and capacitor installed
As I arrived, I was greeted by the tenant and he told me what was going on. I confirmed that the air handler was running. The thermostat was fine and I had no on top of the roof condenser running so I went up to the roof after finding the roof access code After looking at the very very old R 22 system I found out the capacitor has been blown I had to disassemble the top just to get the capacity out of it. This is a very old system. I highly recommend replacement. I do not think the system could last another two years based on the visual inspection And very well could go within a year. I have expressed my concerns to the homeowner and he is well aware he would like to set up a comforter advisor to come out when he’s actually down here from Seattle so he could talk next steps and replacing we have talked about 15 seer units and the ability to better cool the system and there are other brands and other higher efficiency systems that could easily lower the electric bill. Condensate drain was clogged Vacuumed and flushed drain with drain solve
Customer complained that unit is not cooling. Found out that unit is low on Freon and. Did a leak check and unit is leaking from evap coil. Evap coil need to be replaced.
Customer complaining that unit is not coming on at all. After finishing the diagnostic found out that there is a voltage problem . There is only 120 V coming from the main line to the apartment .Customer need to call electrician for that. Also during diagnostic noticed that blower motor wheel and evap coil are dirty and need to be clean

Upon arrival checked all major components of the unit : compressor capacitor fan motors , Freon levels, DT flushed drain line. Based on readings unit is operating as designed. Recommend to customer to add a surge protector on the unit.
5 new supply ducts, new duct plenums, reattach existing ductwork properly where needed, new hanging kit with rods and brackets, new float switches, new thermostat, 36” roof stand on a concrete pad outside, u.v. resistant armaflex on copper outside, extend electrical and copper as needed, permits and inspections included.
New Wi-Fi thermostat, new drain line in closet, new I flow drain cleaner, crane needed for rooftop install, 10 year parts and labor warranty, remove old stand and install adjustable stand, reroute new drain so it is easier to change filter, new filter rack under air handler, secure return duct next to air handler, install float switch under air handler to prevent any water issues in the future, reuse stand on rooftop, new electrical whip on rooftop, new low voltage wiring on rooftop, flush and pressure test copper line set and install new filter drier. New air handler and Ac. New u.v. resistant armaflex on rooftop. All permits and inspections are inlcuded and attention to detail is paramount.
